I highly recommend Ziprent as a good deal for owners who want the legal backing of a legal lease and tenant screening. The pictures they took of the house were great and the price was much fairer than local companies. I don't use their monthly management feature right now, just their rent collection ( for only $25/month!) but if I were unable to perform maintenance I would. They always answer their phones and emails right away.
I've been burned before by "nice" people who end up being very irresponsible tenants who wouldn't pay rent or who break their leases (by bringing animals, hoarding). Advertising with a property management company keeps people away who don't qualify and have bad tenant histories. Worth the very fair price to be protected.
